Real Estate Investing - Still Wise in a Bad Economy

Real estate investing hit a boom in the past few years with investors scooping up properties at rock-bottom prices and flipping the house to get their money back out with a nice profit in just a matter of a couple months. If you have some available cash to tie up for a couple of months, and know a bit about what you are doing, real estate investing can turn a nice profit. At least it could when people were buying houses - but what about now that the economy has taken a downturn?

Real estate investing can still be profitable for a careful investor who is fortunate enough to have some cash on hand. The upside is that there are a lot of properties to be obtained for little money. The down side is that the cost of building materials you will need to fix up and flip these properties has increased due to inflation. And the larger drawback is that with financing difficulties it may be much more difficult to sell the property once it is flipped. In the past, many people rushed into the world of real estate investing with big dreams and little thought and wound up losing some money on their first flip.

Today's market is still a great time for real estate investing but you must put a lot of thought into it and look at your finances on paper before you take the plunge. Understand that houses are sitting on the market much longer than before and be prepared to make those additional mortgage payments. Plan for the worst and hope for the best. Any good financial adviser will tell you to buy low and sell high. Any one who's dabbled in the stock market knows that patience is essential. You can't worry about losing money on paper but be patient and ride it out and eventually the money will come back.

Those same principles can be applied to Real Estate Investing. Buy when the housing prices are low, prepare to be patient and hold the property for a while, and eventually the market will come back up and you can sell at a profit. In the meantime, if you don't mind the property management aspect, you can rent out the properties to help pay the mortgage payments while you wait for a good time to sell the property.

Becoming a landlord isn't quite the same as the trendy property flipping that is highlighted in many television shows such as TLC's Flip That House. But if you've seen any of the episodes with Armando Montelongo and his wife, you've heard that one reason they flip properties is to help people obtain a great house at a good price. In these tough economic times, many people won't be able to buy a house so by providing rent houses you are still providing them a great service. Since you are going to have your cash tied up anyway, you might even consider owner financing and a rent-to-own option to increase your own cash flow.
